The Hithe | Demountable Temporary New Build | Southwark

Following a design study and feasibility plan to establish options, Southwark Council have partnered with Meanwhile Space and If_Do architecture practice to deliver a meanwhile use proposal for the vacant land at 71-75 Albion Street.

The project will deliver a best-case example of a high quality demountable structure to be moved to another location after the meanwhile period. The structure will maximise this important corner site making a positive contribution to footfall on Albion Street.

The proposal is for a 2-storey building comprising affordable workspaces centred around a communal heart to the building:

  • A striking roof form draws from the urban context creating a community landmark

  • A communal kitchen and gathering space forms the heart of the scheme - creating a place for people to gather and exchange ideas. It is directly linked to the communal garden at the rear

  • A community yard and garden at the North side of site has been created for tenant use and community events

  • A vitrine is incorporated for community projects and display

  • Tendered to a specialist contractor accredited by BOPAS to build in a cassette structure off site and bolted together on site

  • Designed to move to a second site after initial 10 year lease period

Fairly priced workspace for local start up businesses looking for space to grow and develop supporting new jobs created and retained in the area. Public activities and skill sharing partnerships will bring vibrancy to the site:

  • 10 incubator spaces for local start ups with own front doors

  • 2 anchor workspaces
